The four members of our senior leadership team have more than 110 years of combined industry and management experience, including 67 years of combined experience within the RAM organization. This experience has provided us with insights into the value of creating an internal environment that encourages entrepreneurial thinking and engenders a commitment to excellence. Since the inception of RAM Partners, this focus on empowering our people has been a main priority.

Senior Leadership Team


 

Bill Leseman, CPM, President

Since joining RAM Partners, LLC, in 1995, Bill Leseman has focused attention on refining the company’s mission and providing leadership to guarantee delivery on that promise. Mr. Leseman draws from more than 25 years of property management experience in guiding the management teams for all RAM-managed properties. He maintains active participation in the processes to develop and implement annual marketing, management and budget plans; and he provides guidance involving asset management functions including construction, tax appeals, property insurance and property sales.


 

Robert E. Bell, CPA, Senior Vice President & Treasurer

A member of RAM Partners’ leadership team since the company’s inception, Bob Bell brings incomparable insight as he works with our clients on accounting, cash management and other financial functions. Bell is a certified accountant with more than 30 years experience in accounting and finance.


 

Brenda R. Lindner, CPM, Senior Vice President of Operations

Brenda Lindner brings nearly two decades of property management experience to her role as Senior Vice President of Operations for RAM Partners. She oversees all aspects of property management for half of the company’s portfolio. In addition, she provides direct leadership for RAM’s Area Vice Presidents, as well as for the company’s training and administrative teams. Lindner began her tenure with RAM Partners in 1995 as an Executive Property Manager, rising to Area Vice President and VP of Operations before achieving her current role.


 

Martha J. Logan, CPM, Senior Vice President of Operations

Active in the multi-family industry since 1974, Ms. Logan has achieved an industry reputation as an innovator and successful implementor of new ideas. Ms. Logan successfully led RAM Partners before joining Post Properties in a similar role. Following a successful rebranding campaign for Post, Ms. Logan rejoined RAM. Currently, Logan oversees all aspects of property management for half of the RAM Partners portfolio, including a focus on improving property operations, increasing cash flow and adding value for clients.

 

Joyce Copeland, Vice President of Operations

Joyce Copeland has more than thirty years experience in the apartment management industry. Copeland’s multi-family tenure includes extensive lease-up experience, rehab and repositioning properties. Additionally, Copeland is experienced in acquisitions, due diligence and property management transitions.

Copeland was recently with First Communities overseeing third party management. Prior to First Communities, Copeland was responsible for student housing with Place Properties serving as Vice President of Operations. She has also held the position of President of Operations in the Southeast for Trammell Crow where she supervised 15,000 units, of which 80% were comprised of third party ownership, including the period when the company went public and became Gables Residential. Prior to Trammel Crow, Copeland served as Vice President of Property Management of Post Properties.

 

Corporate Team Bios


 

Anne Berry, Training Director

As Training Director for RAM Partners, Anne Berry is instrumental in the development and implementation of all class modules for the training department, as well as coordinating the annual AVP Retreat and Manager’s Conference. In addition, Berry leverages her depth of knowledge in all aspects of property management to create policies for RAM Partners’ on-site management and maintenance personnel.

Throughout her 20-plus-year career in the industry, Berry has received several awards and certifications, including earning RAM’s Manager of the Year award for 2002, and completing  her Certified Apartment Manager (CAM) certification in 1998.


 

Joann Mock, Systems Manager/Trainer

As Systems Manager/Trainer for RAM Partners, Joann Mock is responsible for all data conversions to meet the various requirements for RAM Partners’ clients. In addition, Mock provides training and support to all properties RAM Partners serves. She has played a key role in the development of RAM’s systems training program, particularly in the area of meeting the specific requirements of Owner policies.

Prior to joining RAM Partners in 1998, Mock was active in several aspects of property management, having served in a variety of positions, including Construction/Renovation Manager, Troubleshooter, Property Manager and Corporate Software Trainer.


 

Mike Hegman, Director of Maintenance and Construction

As Director of Maintenance and Construction for RAM Partners, Mike Hegman oversees all rehab, maintenance and construction activities for the company’s entire portfolio of properties.

Hegman joined the RAM team in 2002 as Assistant Director of Maintenance. Hegman has a vast knowledge of the apartment industry, resulting from more than 20 years of industry experience. In addition, he has served in other service industries, including hotel/hospitality and the health service industry.

Hegman is a graduate of the Control Data Technical Institute with a degree in Information Technology.


 

Area Vice President Bios

Reporting to the executive leadership team in our organizational chart are RAM’s Area Vice Presidents. Our AVP’s manage the on-site teams, which oversee day-to-day operations of the properties we manage. The AVP’s are responsible for overseeing direct client communications, preparing annual budgets and business/marketing plans, reviewing monthly financial performances, structuring and training site teams, conducting regular site visits and reporting monthly property performance to the clients. Our “flattened” management approach empowers management at all levels to be proactive problem solvers encouraging smart decisions and excellence in service.


 

Belenda MacFarland, CPM, Area Vice President

Prior to joining RAM Partners in 2003, MacFarland held positions as Vice President of Property and Asset Management and Division Manager, overseeing regional teams and oversight of more than 5,000 apartment homes in eight states. She has worked with a wide range of properties including Class “A” to “C” assets, senior housing, bond-financing, REITs; and government programs such as Section 42 tax credit, Section 8 and Section 236.

As an Area Vice President for RAM Partners, Belenda MacFarland oversees properties in Virginia, Maryland and Missouri. Her clients include institutional investors, a REIT and privately held ownership groups. As Team Leader, MacFarland oversees operations, including review of monthly and annual operating budgets.

MacFarland is a member of the Institute of Real Estate Management (IREM®), a candidate member with the Commercial Investment Real Estate Institute and has served on the Ball State University Real Estate Advisory Board. Since earning her CPM® designation, MacFarland has been a contributor to the CAPS training manual and a participant in grading for the NALP and CAM designations. She earned a BS in Business from Indiana University, and a degree in Real Estate from the University of Kentucky.


 

Betsy Williams, Area Vice President

As Area Vice President for RAM Partners, Betsy Williams oversees and directs operations of five properties in RAM Partners’ North Carolina Region (which includes the Triangle, Triad and Charlotte metro markets). Her responsibilities include oversight of team members at each property, analysis of financial data and regular reporting of property performance to her clients. Williams is experienced in supervising a variety of properties in various classes (from lease-ups to distressed/stabilized properties), as well as working closely with a variety of clients (from private owners to REITs).

Prior to joining RAM Partners in 2002, Williams served in a variety of roles for a REIT, starting her tenure there as a leasing consultant before being named Senior Marketing Representative for a high-end lease-up property in the Raleigh area. Before joining the REIT, she was an Assistant Manager for a large national property management firm.

Williams earned her CAM and CAPS certifications in 2004 and 2009, respectively, and is a current candidate for her CPM Carolina. Her performance at RAM Partners has earned her the company’s Property of the Year recognition in 2003, as well as its Property Manager of the Year in 2004. Williams attended Mercyhurst College where she earned her bachelor’s degree in business.


 

Carol Cicero, Area Vice President

Carol Cicero brings more than 25 years of residential and property management experience to her role as Area Vice President for RAM Partners. In her current role, Cicero supervises property managers, handles market analysis, financial reporting and preparation; and oversees promotional marketing efforts for a group of RAM-managed properties. In addition, Cicero works closely with design teams and owners during construction of new lease-up properties.

Prior to joining RAM Partners in 2000 as a Property Manager, Cicero worked with a privately owned management/realty company. Her experience includes management of stabilized, rehab and new-construction properties located in Louisiana, Florida, Texas, Georgia and Pennsylvania.

Cicero is an Accredited Residential Manager (ARM®), having earned the designation in 1986. She has been recognized with numerous awards and recognitions during her tenure with RAM. In 2007 she was recognized for her achievements as an Area Vice President, receiving RAM’s Area Vice President of the Year Award, as well as the Multi-Site Manager of the Year Award for the Atlanta Apartment Association. She also received the Go-Getter of the Year award in 2004, Property Manger of the Year, Property of the Year in 2001 and the Spirit Award in 2003. Cicero is an active member of the Atlanta Apartment Association and National Apartment Association.


 

Caroline Dunaway, Area Vice President

As Area Vice President, Caroline Dunaway manages a portfolio of Atlanta-based communities. Dunaway’s management strengths include ensuring overall fiscal accountability, managing personnel and overseeing physical asset management for the properties under her direction. As a part of the RAM team, Dunaway has successfully worked with new-construction lease-up properties and rehabilitation properties.

Prior to joining RAM Partners in 2006, Dunaway served as a Regional Property Manager for an Atlanta-based developer, managing 4,719 units in Georgia, Tennessee, Alabama, Colorado and Texas. She also was instrumental in the company’s sale of 12 communities. Dunaway began her real estate career as a leasing consultant with Summit Properties, where she was promoted to Property Manager, Training Coordinator and Regional Property Manager during her tenure with the company.

Dunaway is a Certified Apartment Manager and is DCA Certified. She is pursuing her CPM® designation through Institute of Real Estate Management (IREM®). Dunaway earned a B.A. From Converse College.


 

Chris Mullen, Area Vice President

As Area Vice President for RAM Partners, Chris Mullen manages a portfolio of multifamily properties in Georgia and additional Southeastern states. Her experience includes hands-on, goal-oriented team leadership, and she specializes in new construction, Class A lease-up projects, stabilized properties and tax credit/bond financed communities.

Mullen joined RAM Partners in 1995 as a Property Manager. She spent several years in RAM’s training department before assuming her current position of Area Vice President. She has been active in the multi-family real estate industry since 1985, having served in a variety of roles for a nationally recognized property management firm.

Mullen is an active member of the Atlanta Apartment association, serving on a number of committees for the organization. She also is active in RAM Partner’s community outreach efforts, serving as coordinator for the RAM Atlanta food drive.


 

Corey Williams, Area Vice President

As an Area Vice President for RAM Partners, Corey Williams manages a portfolio of properties in South Carolina, Maryland, Virginia, Washington DC, and Georgia.

Williams joined RAM Partners in 2005 as a Property Manager and was quickly promoted to Special Projects Coordinator, where he oversaw due diligence services, financial modeling for rehab and development projects and ancillary services. His strong performance in this role allowed him advancement to Area Vice President.

Williams currently is pursuing his Certified Property Management (CPM®) designation. He attended the Neeley School of Business at Texas Christian University, where he graduated with a Bachelor of Business Administration degree in Finance and Accounting.


 

Holly Whitfield-Krieber, CPM®, Area Vice President

As Area Vice President for RAM Partners, Holly Whitfield-Krieber oversees properties in Texas and Louisiana. Whitfield-Krieber’s responsibilities include hiring and training of staff, preparation of lease-up and stabilized budgets, compilation and implementation of Marketing and Business Plans, due-diligence lease audits and unit inspections, market research for current and prospective clients, business development and oversight of new construction lease-up and rehab properties.

Prior to joining RAM Partners in 2007, Whitfield-Krieber served as Vice President, Business Development for a regional management company in Texas. In that role, she worked with individual property owners, limited partnerships and institutional owners seeking assistance with their existing portfolios and potential acquisitions. Before that, she served in various roles for a national property management firm – first as district manager, and later as an Assistant VP, Business Development.

A Texas real estate license holder for more than 20 years, Whitfield-Krieber is a past member of the Metric Boulevard POA board, as well as past ARM® Coordinator for the CPM® Austin Chapter 61. Whitfield-Krieber attended Texas Tech University.


 

Julie Gasaway, CPM®, Area Vice President

As Area Vice President for RAM Partners, Julie Gasaway oversees multifamily properties in the Atlanta area. Joining RAM in 1991, Gasaway has successfully worked with a host of clients on a wide variety of properties – from new-construction lease-ups to rehabs; from troubled to stabilized assets; from managed condominiums to single-family housing.

Gasaway is a Certified Property Manager® and holds a Property Manger in Charge license in South Carolina, as well as a Community Association Manager license for the state of Georgia.

Gasaway attended DeKalb College and has completed several leadership curricula, including the Dale Carnegie Leadership for Managers and Advance Leadership Development cooperative program between Kennesaw University and another Atlanta-based real estate company.


 

Kelly Marchbanks, Area Vice President

As Area Vice President for RAM Partners, Kelly Marchbanks oversees a diversified portfolio, which includes new construction lease-ups located in Georgia, Alabama and South Carolina. In her role as Area Vice President, Marchbanks supervises interior and exterior renovations and develops and implements property-specific marketing strategies.

Prior to joining RAM Partners in 2002, Marchbanks worked with an Atlanta-based developer, first as a Property Manager and later progressing to Area Manager and Corporate Construction Development Liaison. She was recognized by the Atlanta Apartment Association as Multi- Site Person of the Year in 2004. Marchbanks is an active member of the Atlanta Apartment Association. She serves on the Can Can Ball Committee benefiting the Atlanta Community Food Bank and is Co-chair of an annual golf tournament benefiting brain cancer patients.

Marchbanks attended both the University of Georgia and Georgia State University, majoring in Early Childhood Education. She is currently pursuing her CPM® designation.


 

Kenny Upton, Area Vice President

As Area Vice President for RAM Partners, Kenneth Upton oversees properties in Florida including 2 lease-ups in the Tampa market. Upton brings over 15 years apartment industry experience having started in 1995 as a Leasing Consultant. Prior to joining RAM, Upton also served in leadership roles within several nationally recognized REITS and as a publisher for the Apartment Guide. Upton attended the University of South Carolina where he majored in Hotel, Restaurant and Tourism. In addition, he earned his CAM certification in 1999. Upton has been an active member in multiple local Apartment Associations and has served on the Board of the Bay Area Apartment Association in Tampa.


 

Kimberley Garrett, Area Vice President

An Area Vice President for RAM Partners, Kimberley Garrett supervises properties in Georgia and Florida. During her tenure with RAM, Garrett has worked with a wide range of properties including rehab, distressed and new lease-ups. She has managed garden-style, high rise, tax credit and senior-home communities.

Garrett joined RAM as a Property Manager in 1997. Prior to joining RAM; Garrett worked as a Manager and Area Supervisor with a national property management firm and as an Area Supervisor for a REIT, supervising a portfolio of commercial and retail properties.

Garrett has completed the CAM and CAPS certifications, and is currently working towards her CPM® designation. Garrett attended West Georgia College and Georgia State University, completing her degree through Shorter University. She also completed the University of Houston Real Estate License course.


 

Rebecca Welch, Area Vice President

As Area Vice President for RAM Partners, Rebecca Welch manages a portfolio containing more than 2,400 units, located in Atlanta and Nashville, Tenn. Welch joined RAM Partners in 2001 as a Property Manager, but moved up quickly after a very successful lease-up.

Prior to joining RAM Partners, Welch spent eight years with Post Properties, Inc. a national property management firm. She started in the company’s leasing department, and eventually took on the role of multi-site manager – a position which required her to move to Nashville to assist with preparation of properties to be put on the market. Before joining Post, Welch spent five years traveling extensively for a sales and marketing company, trouble-shooting challenging markets on a variety of assets ranging in class from “A” to “C”.

Welch is an active member of both the Atlanta Apartment Association and the Greater Nashville Apartment Association. Her work with RAM Partners earned her the title of Area Vice President of the Year in 2003. Welch is a graduate of the Art Institute of Atlanta, and she has earned her associate’s degree in Management and Marketing from Kennesaw State University.


 

Shelley James, CAM, Area Vice President

As Area Vice President for RAM Partners, Shelley James oversees a portfolio of garden, midrise, high rise and mixed-use developments in the Tennessee market. The assets in her portfolio are both stabilized and in various phases of new construction. Before achieving the title of Area Vice President, James served as property manager at a luxury high-rise in downtown Nashville for RAM Partners.

Prior to joining RAM Partners in 2006, James served as a Senior Property Manager in Nashville, Tenn., for a regional developer. Before that, she managed a portfolio of properties in Nashville, Tenn., and Huntsville, Ala., for a large national management company.

James serves on the board of directors for the Greater Nashville Apartment Association and previously for the Chattanooga Apartment Association. For the former, she has served as Statistics Co-Chairperson and has received several of the association’s professional service awards.

Her work for the industry has earned her the Nashville Apartment Associations 1996 Property Manager of the Year award and 2008 Professional Designate award. James attended the University of Tennessee at Chattanooga, and is a Licensed Affiliate Broker and Certified Apartment Manager.


 

Susan E. Brown, Area Vice President

As Area Vice President for RAM Partners, Susan E. Brown manages a portfolio of Atlanta-based communities, with oversight of fiscal accountability, marketing & personnel and physical asset management. Brown has managed a diverse range of communities from lease-up to rehab to Tax Credit/Section 8 properties.

Prior to joining RAM Partners in 2005, Brown was a Regional Property Manager for a national property management firm, managing communities in Georgia, North Carolina, Alabama and Texas. She also served as National Corporate Trainer with this organization. Before that, Brown worked with a large REIT in Florida, receiving multiple promotions rising from Leasing Consultant to Regional Property Manager.

Brown has been recognized for her performance at RAM Partners, earning the company’s Area Vice President of the Year award in 2008. She also was awarded Rookie of the Year in 1990 by a large real estate agency, Florida Apartment Associate of the Year in 1999, and the 2008 Atlanta Apartment Association Corporate Employee of the Year.

Brown holds CAM and DCA certifications, and holds CPO and Florida real estate licenses. She attended State University of New York, majoring in Elementary Education and has a NY State Teaching Certificate. Brown earned a Bank Manager Certification from the Institute of Banking & Finance in New York.


 

Susan Hydel, Area Vice President

Since joining RAM Partners in 1998, Area Vice President Susan Haydel has built a portfolio that includes properties in Georgia. She has managed new construction lease-ups and stabilized properties alike, overseeing construction and amenities design projects and managing renovations as well. Haydel has an accomplished track record for achieving the goals and objectives for a number of clients by maximizing the value of their properties.

Prior to joining RAM Partners, Haydel served as a multi-site manager for a national management company, managing properties in Georgia, Alabama, Kentucky and Tennessee. She started her career in 1987 as a leasing agent.

Haydel is a member of the Atlanta Apartment Association, where she earned Top Honors for New Membership Recruitment. Her work for RAM Partners also has received accolades, including several Property of the Year and Property Manager of the Year awards. Haydel earned her bachelor’s degree in Business Administration from the University of Tennessee.
